The existing office building at Brandstatt 1, situated in a predestined urban location in the old town center of Schwäbisch Gmünd, was given a new use after a long period of vacancy. The ensemble plays an important role in the appearance of Gmünd's city center. The client wanted to run a bicycle store and a dance studio in the building. The previously unused top floor was to be converted into an apartment.
The aim of the design was to make the building usable for the desired purposes and to improve the urban development situation on Brandstatt.
The showroom of the bicycle store was placed as a glass building on top of the existing garages facing Milchgässle. The dance studio and bike store are housed in the existing building and in a two-storey extension at the rear. One result of the reorganization of the ensemble is the elimination of "front" and "back". The upgrading of the rear area through the creation of an entrance façade in the area of the former rear courtyard is a successful example of urban repair.
The new construction measures are designed in such a way that the existing and new buildings are clearly distinguishable. The character of the existing building was not changed, the extensions use a modern, clear design language without pushing back the old building.
